While primary-home demand inland remained steady, inventory tightened just a bit overall, and prices shifted quite a bit depending on where you looked.

    If you’re eyeing the resort and vacation segment, the average sale price came in at $776.6K, down from $829.4K last year. Sales dipped to 156, totaling $121.1M in volume, but good news for sellers: homes spent less time on the market—down to 107 days. Meanwhile, traditional homes told a different story: the average price rose to $411.2K (up from $387.9K), and volume reached $219.9M with 535 sales, though properties lingered a little longer before finding the right buyer.

    Every neighborhood across Baldwin County tells its own story. Central Baldwin saw 200 sales at an average of $337.9K (up 3%). Eastern Shore stood out with 191 sales averaging $561.1K—a 14% increase. Coastal condos averaged $697.8K (down 7% with 81 sales), while coastal homes averaged $910.9K (down 1% over 78 sales). North Baldwin, though smaller in volume, jumped 19% on average price to $351.4K over 6 sales.
